Frozen HELOC's and the Money Merge Account

In recent, months, there has been some dust kicked up in the news that many banks throughout the country have began to close or freeze existing home equity lines of credit or HELOC’s. Many banks have also stopped issuing HELOC’s altogether for the time being.

The primary reason causing banks to make this move is the current trend of property values falling in many areas of the country. Areas that have severe drops in value are most commonly referred to as soft or declining markets.

You see, a homes value is a very important aspect in the decision the bank makes when they approve a client for a secured Line of Credit. 9 out of 10 times the market isn’t like it is today and most of the time the bank assumes, if anything, that the home will appreciate, rather than depreciate in value. Properties statistically double in value every 10 years, even with periods of down markets. So when a bank observes their equity position diminishing combined with increasing rates of foreclosures, they begin to freeze customer lines in those affected areas to protect themselves from further perceived risk.

It doesn’t matter whether the customer affected paid as agreed, or had perfect credit worthiness…..it’s a fundamental business decision founded on risk and equity position.

One other point, although a HELOC is technically a mortgage because its secured by a residence, it is still considered by the bank to be more of a large credit card than a mortgage and credit cards can be closed at a banks discretion, unlike a simple interest closed ended mortgage note.

There is good news here…… many banks offer personal lines of credit or PLOC’s up to anywhere from 25-40K. Usually, you only need a 680-700 credit score and a decent debt to income ratio to qualify for these lines.

Concern 2) We worry that we will only get into more debt by taking out a LOC or Line of Credit.

Discretionary Income, What Is It Really?

Discretionary income is, by definition, the amount of funds left over after all expenses are paid out. Simply put, if a person brings home 5K net and spends a total of 4K on bills and expenses, then there would be 1K left over....this is called discretionary income. We'll call it the "D-Factor".

The secret to the Money Merge Account system and how it uniquely builds wealth and reduces debt, is all about the D-factor. Well come back to the MMA in a minute.

Interestingly enough, when you ask the average American what their D-factor is, many times the answer is, "I don't think we have any money left over, Jason".

Now most of us place our income into our checking accounts and after all monthly expenses are paid we typically use up the rest as spending money. But does that mean we don't have any discernible discretionary income... simply because we choose to spend the leftover cash each month? Absolutely not.

Here's the situation folks. We all have discretionary income. It certainly can fluctuate from time to time based on infrequent expenses but rest assured, you do have it. Your lifestyle would diminsh drastically if your expenses exceeded your income. If you're needs are met, then you are in the black, even if it doesn't feel that way.

The question is, how much do you spend on average on a monthly basis?

To figure out your true discretionary income position, you can follow these simple instructions:

  1. Take a simple pad of paper, make a list of your monthly obligations

  2. Utilities (gas; power; water; trash; cable tv; internet, etc) Total up

  3. Bills/Loans (mortgages; lines of credit; credit/charge cards; auto/rec vehicles, etc.) Total up

  4. Living related expenses (groceries; entertainment; medical/prescription (includes dining out) Total up

  5. Protection electives (insurance premiums, medical and life; investment allocations of any kind) Total up

  6. Miscellaneous Electives (Golf funds, massages, weekend get-a-way fund, etc) Total up

Some tips, if you are organized and have access to your bank statements you can get quite detailed information by adding up several months in each category and averaging the figures.

This is a one time run through and once you are done you will be confident you know what you've been averaging for living expenses. Its all there in your statements.

Now take a look at each category and decide, based on your spending habits as they've been, if you can assign a BUDGET for each category. That's right folks, a BUDGET.

If grocery costs are 1000 per month, could you live on 700 or 800 and be more selective with your choice of what you choose to spend your money on? Could you plan meals for the week or even limit yourself from the drive-thru to twice a month instead of four times? You see, sometimes we just spend money cause its in our pocket, without thinking about it....by actually considering what you spend, before you spend, you could find that you could reallocate 200 to 300 or maybe more to your discretionary funds. Do this in all your categories and see where it takes you. You will be quite surprised.

You see, actively monitoring your spending habits is very important aspect of money management. In having a basic budget of what you NEED to maintain your quality of life as it is now, you will be surprised at how much discretionary income you really have access to. Placing basic boundaries for your spending habits is an important step in having more control of your personal family business. There's another hint.....manage your family like you would your own business, always seeking a high profit margin while maintaining quality of life and general well being for those you are responsible for, family, rather than employees. Again, simple things that we take for granted everyday can increase your D-factor.

Some interesting feedback; I had a client recently share with me that they figured that by doing their grocery shopping at a Food4Less, instead of their local Whole Foods, they found their monthly grocery bills to reduce by 300.00! Another client shared that they reduced their 4 chiropractic visits to just once a month and replaced the 3 visits with some Yoga, stretching along with some mild walking and their back was doing great, not to mention their pocket book...they saved 25.00 a pop per visit. The 3 eliminated visits increased their discretionary by 75.00 every month, plus did I mention gas savings from driving across town for the appointments :).

You may find that after giving this a try just once. That you can create and extra couple hundred dollars in discretionary money every month just by paying attention to what you need to spend to be content, vs. what you actually have been spending.

Its simple and very easy.

Once you are aware of what your true expenses are on a monthly basis, you will be ready to start to plan your budget for the rest of your life. That's correct, your ongoing family business plan, highlighted and driven by the Money Merge Account system.

To have a working RETIREMENT plan, a strategically funded investment, designed to allow you to retire with all the money you need to continue your life style as you see fit, particularly a tax free plan not a 401K.

To have adequate INSURANCE protection, a whole life or fixed universal life policy in place to not only protect the family from the impending reality of life, but to also serve as the vehicle for retirement investments.

You see, most Americans today simply do not have a plan in place to achieve these goals and therefore are in real danger of finding themselves working as greeters at WalMart, in those most precious golden years. A harsh but realistic consequence for not planning properly.

I need to point out, that this is the mindset we are brought up with. Think about it, why is it that the richest 3% know so much more about finance than the other 97% of us? Is it the Ivy League educations or are they mostly just born into wealth or could it be that only those who pay for it, get access to it?

Maybe its only meant to be taught to the priveledged and not the rest of us, the truth is America makes a lot of money on our general ignorance. The banks know how to make and invest money, we all use banks, we pay their interest on their terms. We pay taxes and are told to invest money into our government designed retirement accounts such as 401K's, etc. Why not, its to their advantage that we use these vehicles for our retirement investment as they take nearly half of it from taxation when its time to retire.

We are conditioned to do things a certain way, to trust the establishment, be good citizens, follow the leaders and live out our happy lives, quitely.

Consider, why we do not have classes in elementary or high school that teach our youth about the concepts of investing or retirement for their own benefit or perhaps world economics so we graduate international leaders who can actually solve our economic problems.

If our children understood finance and the dicipline of earning it and turning it into more through basic investment principles, perhaps there would be less crime and poverty, perhaps children would see a future for themselves that is not apparent to them today.

Only by first building a country where our children are brought up understanding the concept of finance and how it relates to their lives, can we fully begin to heal the damage generations of failed trust in relying on the establishment to do it for us.

Think about this, how many of us actually become engineers or physicists? We are forced to learn geometry, trigonometry, things that the majority of us will never use in real life. I personally, have been a mortgage planner my whole life and have not applied geometry or trigonometry once as an adult. But If I knew then financially, what I have come to learn though experience, wow would I have had a better head start on my own retirement plan.

Consider this scenario, Jon and Rebecca Smith decided to start an investment fund for their son Michael. They open a simple, but strategic, permanent life and tax free investment policy when Michael reaches the age of 10 years. They decide to use their annual tax return as the primary funding source for this policy and they maintain the monthly premium just as they would a regular bill (always consult your trusted insurance professional).

They then continue to build this investment until Michael reaches the age of 18 or graduates from college.

By then they have taught Michael about the purpose of this investment and what it means to his future, he then responsibly takes over the investment and manages it on his own from there.

If we teach our children about the value of saving money and what it can do for their future, it doesn't take them long to grasp the concept. I'm suggesting raising a trust fund child, referring to a wealthy child with no real respect for the concept of earning money, but raising a child with the understanding that they, with proper discipline, can see a viable retirement a decade sooner than we ever could imagine for ourselves today.

Michael has a excellent chance of having all the money he would need to raise a family, build a life for himself and retire tax free because of a simple thing his parents decided to do for him all those years ago.

What would the world be like now, if our parents were encouraged to do this for us?

It would mean that we would have a nation where the majority of us were financially fit and healthy and no one would care for or about social security issues.

We would be self sufficient. We could even help to supplement our parents needs in those later years. Helping them retire to enjoy the remainder of their years. Not scraping away working at a WalMart.

I think the next thing worse than watching our parents retire in poverty is thinking of our children suffering the same fate. The only way to stop the cycle is to make sure, that we do not burden our children, all the while teaching them the principles that they can pass onto their children!

It all starts with us.

This is an interesting commentary and might provoke some thought from its readers, some of you might be saying, well, its too late for me to fix things, I am in my 40's, 50's or beyond.

Folks, its never too late to benefit from the same financial concepts banking institutions gain from. Its never too late to plan for a better future!

The War Against Financial Poverty In America Goes On

My dear friends, clients, colleagues and visitors to our blogs and sites......America is under attack. Not so much in a physical way mind you, but in a financial way. More and more Americans are facing the hard fact that they will be working for the rest of their lives. Retirement isn't even a consideration for most.

This is simply the hard reality of the times we live in. Economic times are unpredictable at best and things aren't as simple as they were in our parents or grandparents lifetimes. We can no longer rely on the government to take care of us. We must learn to be self-sufficient for our own benefit and survival. For decades economics segmented Americans into classes (poor, middle and upper) This ideal really no longer applies.

Today, Americans are better classified as those who are financially secure and those who are not. Secure or unsecured. Which are you?

Lets start with some simple questions you can ask yourself. This will tell you which class you fall into. Brace yourself. You may be surprised from what you find out.

Do you have a guaranteed, Tax-Free, vested retirement plan in place?

Comments to consider before answering = Remember, inflation is key, the cost of living will be higher when you retire. Take this into account when answering this question and in choosing how much to invest now, so that your needs are met then.

Question 2 -
Are you and your family under adequate "permanent" insurance protection? Both Life and Medical?

Comments to consider before answering = Are you protected for later in life when the inevitable truth of life affects you personally? You cannot rely on social security or medicare to provide for you.

There is one fact of life we all like to avoid or ignore. The older we get to more we are exposed to losing loved ones. As a provider for your family its as important to consider the welfare of your family when you are gone as it is to take care of them today. Are you the primary provider for your family? Experts say you should have enough coverage to cover 10 years of annual income. Is your insurance coverage adequate to cover expenses and provide you and or your family with the revenue needed to continue on with life's expenses? Or will they suffer the loss of your income and become poor themselves.

The Money Merge Account: HELOC's Freeze

Recently a lot of homeowners have experienced a freeze on their home equity lines of credit or HELOC's. This is mostly a result of two things.....1) the property values declining in and around the southland; 2) the banks LTV/CLTV position..."loan to value, combined loan to value." This number is calculated by adding all liens on any home and dividing that sum into the market value. The % is used by every bank in its risk accessment of any given borrower.

The concern from the banks point of view is that when a homes value declines, certain factors that went into account when the bank lended the money in the first place changes and the bank takes on more risk. Next, banks view HELOCs as more of a consumer credit type of debt, rather than a real mortgage loan, so the reserve the right to cancel or freeze lines at their own descression. Here's an example of a line to say 85% of a homes value at initially. Say the value on that home is 600,000 and the first mortgage is at the conforming limit, 417,000. This would mean the bank approved to extend 93,000 on a HELOC to this client at 85% combined loan to value, based on a 600,000 solid value.

Well the problem is that typically, market values go up....not down....and from time to time, in a declining market, where the value on that property declines under the 600,000 mark to say 550,000, due to foreclosures and defaults, then the banks risk now sits at nearly 93%....at a level the bank would not have lent on initially.

Taking things a step further.....say that line only held a balance of 50,000....well the bank would then elect to freeze the HELOC from further withdrawls which prevents the client from worsening the banks percieved risk. Technically in this scenario, the freezing of the HELOC left the bank with a 50,000 balance against a 550,000 valued home with a conforming first at 417,000......this gives the bank a risk level of say 85%, the criteria that they originally lent to the borrower on.

This is an example of most banks are doing to lessen their risk and stave off defaults.

Banks like Countrywide, who have all but done away with second trust deeds and HELOCs, as a result of more than high defaults......but some banks are still staying in the game. Chase Home Equity is still offering HELOCs at lower LTV/CLTV ratios and with stricter guidelines. Your local banks are also still financing HELOCs as well. The choices are there. Seek counciling from your trusted mortgage consultant and planner and alway monitor your own property values. www.zillow.com is a great site to monitor your homes market value.

Some comments about the MMA software. If you have not taken advantage of this great tool, call for an MMA analysis. This product pays debt off in 30% the time for most people. Cutting your pay off time by 30% also means a significant drop in paid interest for whatever you invest in. Call us for more information.

Money Merge Account: Get more benefit

The Money Merge Account is a great concept, I have seen the program by itself help average Americans pay there home off in ½ to 1/3 the time. If you look at a full financial profile of a family I have found in most cases the benefit increases. I highly recommend you look at two other aspects of the Money Merge Account. Money Merge Account:can't get a HELOC?

I had a conversation on The Money Merge Account with another U First Financial agent today. He was saying it was tough to get some of his clients HELOC's. So I've decide to talk about 2nd trust deeds and Home Equity Lines of Credit today. I have been in the mortgage business for a little over 6 years now and manage a branch of TMG Financial Services Inc. called the Hoskins Van Horn Group. The mortgage industry has changed drastically in the last year. I have seen over half of the programs we had available go away. I have a lot of friends who have had to exit the business, and the industry has seen some major banks and business go away. This has happened for a whole variety of reasons, and maybe I will get in to those on a later blog. Right now I want to talk about what is available for HELOC's in the market place. First off the highest LTV or Loan to value ratio that we have access to right now is 125% however the rates are high, it must be full doc, and you must have a strong property. If you want great rates, HELOC's will go up to 89.99% Loan to value. Credit has to be relatively good with credit scores above 680, but again depending on the loan to value ratio credit scores may be as low as 580. It is important when doing the Money Merge Account that you look at the features of your HELOC to make sure it has all the features required to make the program work. I would recommend for anyone needing a HELOC for the Money Merge Account program to go apply at the bank you bank with, also United First Financial has a preferred company that does HELOC's for them; I would also talk to a broker like myself. Most of the time we can find the deal you are looking for, because we are approved to originate loans for hundreds of companies. We like to find needles in a hay stack. In the words of the 80's band The Fixx:"Why don't we do what we say, say what we mean, one thing leads to another." The facts of how compounding interest and money works in our country is very complicated. It is no secret that banks have a lot of money. They are doing the right things to make them the most money they can, wile offering a service to consumers.Why is it as consumers we want to pay our homes off, we want to find ways to become more financially independent, but when it comes down to it, we have no plan, and don't do anything to improve our financial situation. It is a famous saying, and I don't know who originally said it but it is more than a statement of fact, it has become a philosophy for our lives. I know that personally I need to look at more things with an open mind, because if I come up with conclusions before the hypothesis, I will say I want a lot of things, but my actions will lead to another.I am so glad I took the time to learn about The Money Merge account. Honestly I started learning more about it so I could sell against it in my mortgage business, but when I looked at the software and concept more closely, I found it was an amazing product that would help a large majority of my past clients. Money Merge Account: Is now a good time to buy a house?

I know that The Money Merge Account software helps you pay off your home, and the concept talks about being more financially responsible. So I want to take a moment and address a question I get all the time. "Is now a good time to buy a house? Well I think there is a simple answer to this question. It is a great time to buy if you are in the right financial situation.Any time you are looking at a big ticket item like a home, you need to have the right mindset. Your mortgage is a debt, and if you have large mortgage, your home is a liability not an asset. Finance your home appropriately to your financial goals. I'm not saying to put down a lot of money, I am saying to make sure you can afford the payment no matter what happens, and that you have a strategy to pay your home off, using a product like The Money Merge Account.If you are in a position that you can truly afford a home then buy. Any market goes up over time, it does not go straight up, there are peaks and valleys, find the lowest valley you can and buy. Warren Buffet is quoted as saying "buy when nobody wants it and sell when everyone does.” There is a lot of negative press right now, and there are homes being foreclosed on because people have lost so much equity and can't afford to hold on to there real estate.If you are fortunate enough to get a loan, and be able to truly afford to buy, then I would. I hope this has shed some light on the current market, and has emphasized the need for a Money Merge Account? Always have an exit strategy, make sure to hope for the best, and plan for the worst. Money Merge Account: Why is this important?


I was thinking about why The Money Merge Account is so popular this mourning. Everyone I talk to has a desire to pay down there principle balance on there home, to either pay it off or create more equity. Now I know that this is an idea you would think everyone would want. However over the past 3 or 4 years no one wanted to pay there house off or even cared what there loan balance was. They just wanted the lowest payment no matter the cost.We are now in a real estate market where the average homeowner is watching the little equity they have as it slowly dwindles down to nothing. That is not a good feeling. Could this circumstance have been avoided? Is this normal? How did we get here? Why hasn't The Money Merge Account been more popular earlier on?

Well to understand all this we need a little real estate in America history Lesson. I believe the start of this goes back to 1934 when FDR signed the "New Deal". Apart of that "New Deal" was FHA or the Federal Housing Administration. FHA has done and is continuing to do a good job of making housing affordable in this country. They came out with a loan to help consumers afford housing. The first loan in 1934 was an interest only 5 or 7 year loan with a balloon payment on the end. It was only a 20% loan, which means the borrower had to come in with 80% down. Remember that house prices were also more affordable. But as Will Rodgers once said "The funny thing about land is they're not making it anymore." So house prices quickly started appreciating. It then all became supply and demand, as loans started requiring less investment up front from the average Joe, and the rates and terms of loans become more favorable with longer terms and lower rates. it became easier to own a home. Our population doubles every 50 years, those people don't all show up at once but over time. This makes the centers of our civilization more, and more expensive. Here is our real estate prices and the population growth side by side over the last 100 years, so you can see the effects:

We have gone from a 5yr. loan to, 15yrs., to 30yrs., to even 40yr. and 50yr. year loans. Some folks have even done negative amortization loans where they pay a low payment below what is actually owed every month and differ the payments to a later time. None of these loans are bad loans, they all have strategies, and there time, and place, but it shows that the US is a country where we have come to the realization....."WE WILL NEVER PAY OUR HOME OFF."

Money Merge Account ™: How does a money merge account work?

How does the Money Merge Account work? The Money Merge Account works by using the one method that works to pay your home off faster......PREPAYMENT!!!! That's right, the program works by simply making prepayments on your mortgage.

Why the Money Merge Account software? Well it makes the pay-off faster than doing it yourself, or with any other program. Don't believe me? I have a bi-weekly payment calculator and a prepayment(making extra payments) calculator you can play with and do an analysis. It is on www.hoskinsvanhorn.com. I or another U1st financial agent can do an analysis using the Money Merge Account. I have never seen a circumstance where the simple prepayment or the bi-weekly payment option out performed the Money Merge Account.

If you search the Internet, the only folk that say anything bad about the Money Merge Account are people who simply haven't taken the time to accurately figure it out. It takes some research, and I know it took a lot of time until the light went on for me. Everyone who uses the money merge account seems to think it is the best opportunity out there. I have never heard anyone on the program who doesn't like it. Why does it work? There has to be a simple explanation....

OK here we go......
Your first mortgage is a closed ended loan, and your payments are amortized over the period of the loan (typically 30 years). During the first few years of the life of your loan, you pay very little principle. However, if you make a one time prepayment, your payment will not change, but the amount of money going to your principle balance will. The portion of your mortgage payment that goes to your principle will be greater than if you did not make a prepayment. The principle portion of your mortgage payment will continue to be greater on every single payment you make for the life of the loan. Where do we get the extra money to make the prepayment? Most of us don't have it sitting around in our savings accounts, and that's where the Money Merge account comes in. Providing you a way to borrow the funds for that purpose.

Now I know what you're thinking. This is where I started to become skeptical. You are saying to yourself "Why does it help to borrow money to pay off borrowed money?". Well it is common since the Money Merge Account allows you to use an open ended loan or credit line, which if used properly can cancel out interest by depositing your paycheck directly into it. In simple terms, it costs you less in real cold hard cash to have the benefit of paying the additional principle every month. Remember, paying the additional principle means less interest charges on a larger loan, your first mortgage.

The Money Merge Account uses a home equity line of credit in most cases. That equity line is an awesome emergency funds account. My dad always told me to keep at least 1 years worth of savings just in case. Most Americans do not follow my dad's advice. In fact, the last statistic I heard was that 95% of Americans have no savings at all. The home equity line of credit is an available line. It is important not to use your equity line for non needed items, but if an emergency comes up, you have access to those funds. Money Merge Account ™: The 3 components

There are three components to The Money Merge Account. All three are necessary to make the program work. To really understand the concept I would highly recommend that you go to my webinar on Saturday, or at least watch a couple of the presentations at the bottom of this page.

The three components are as follows:

1. Your 1st Mortgage:

Your 1st mortgage is obviously what we are trying to pay off. It is not bad though remember it was necessary to get you into your home. It is also hopefully at a very low interest rate. Borrowing hundreds of thousands of real money at rates below 6% is a pretty good deal. I love our country. It is important for you to realize what a good deal we as Americas can get on mortgage rates. We are truly blessed.

There are some features of your 1st mortgage that make your low interest rate pay the banks large amounts of money. It is a closed end loan. It is driven by an amortization schedule. It allows for payments but no withdrawals. It requires at minimum a full scheduled payment. It calculates interest charges from end of the month balances.

2. An Advanced Line of Credit:

You may have never heard of an Advanced Line of credit before. It is a term used by United First Financial. It is an account that is the tool to make the program work. An advanced line of credit can be either a Home Equity line of Credit, a Business Line of credit, or a Personal Line of Credit. This account works a lot like a credit card. It has interest charges, but that interest can be canceled out if it is paid by the end of the month. In the Money merge Account concept, you will be using this account as your savings account, your checking account, your second mortgage, and the account that will aggressively pay your mortgage off. It is the same concept that banks use. In essence you are becoming the bank and instead of borrowing it from them, you are borrowing it from yourself. The key is to know how much to borrow an when.

The advanced line of credit also has some key features that need to be in place to work properly. so an advanced line of credit is a home equity line of credit, a business line of credit, or a personal line of credit with the following features; payments will be applied to the loan balance when received. It needs to have the ability to adjust principle balance several times per month. It views daily balances to assess interest charges.

You will be depositing all your income into this account to limit the interest charges, what we call interest cancellation. You will also be using this account to pay all your bills. The same way you would use a credit card or your bank's debit card.

3. The Money Merge account Software:

This is the most important part. It is the heart of the concept. Without the software you would be traveling without a map or a plan. It would be like doing a complex math problem, without even a bean counter. I continue to do research on the Internet on this concept, and it seems this is the part that most consumers get hung up on. Partly because of the $3,500 price tag. So let me explain what the software does and what you get for your money. I truly believe that without the software the program will not work.

This program has been in Australia for years. A company brought the concept from Australia to the US, and it is not working well for most. Americans do not have the same discipline that other countries have. We always want the latest and greatest. It is hard to say no when the opportunity to buy new shiny things arise. The United First Financial concept and software, have eliminated this problem by having the consumer not refinance their first mortgage into a higher rate adjustable, and by having the true cost analysis feature on their software. The true cost analysis tells you what things will cost over time. If you buy toys instead of adding principle to your mortgage and canceling interest charges, there is a true cost. The software makes you aware of this cost.

The program also optimizes the amount of money borrowed from the advanced line of credit and is applied to your first mortgage. If you pay too much you will be eaten up by interest charges. If you pay too little you will not pay your home off fast enough.

The cost is $3,500, which comes out of your advanced line of credit, so you will pay it over time, and not all at once. There will be some interest charges for it, but the program will save you more in interest than what it cost you, many times within the 1st year.

In an example of a $200,000 at 6% interest rate, the first year the family paid over $12,000 more towards their principle, than by just making there regular scheduled payment and they saved over $160,000 over the life of their loan. This was in the 1st year! So is the cost worth it? I think so. I also know if you ask every question you have and have an analysis done, you will find this program to be beneficial to your financial portfolio.

So what exactly is the software?

It is web based. It does not move money or pay bills. It acts as an account register. It wants to know how much money is coming in and going out. It tracks your monthly budget, and often times takes less than 10 min. a month to use.

This software will save you tens of thousands of dollars in interest over the life of your loan.

A Successful Start

The history of the Money Merge Account begins nearly a decade ago, when Skyler Witman and John Washenko launched Accelerated Equity, a mortgage company dedicated to building a reputation based on competitive rates and the best terms in the market.
